Is My Property an HMO?

The short answer is probably yes. A House in Multiple Occupation is any rented property that is lived in by 2 or more people that aren’t related (a co-habiting couple is the exception to this rule).

If you own a shared house, an individual flat shared by 2 or more people or a house converted into bedsits with shared facilities, you have a HMO.

If your property is rented by a single person, a co-habiting couple or a family, then you don’t have an HMO and none of the new regulations will apply.
