We are only just over halfway through 2015, but the year has already been a very busy and successful one for CPS Homes. Our teams in Cathays, Roath and Cardiff Bay have done a tremendous job over the last 7 months helping landlords achieve the maximum return on their property investment(s), and we're now delighted to announce that we have achieved a 9.5% average increase in housing rents over the past 12 months, compared to the Welsh national average of 6.1%.
What's more, we have also seen the number of tenancies we secured rise by 20% over the last 12 months to June 2015, compared to the year before (June 2013 to June 2014).
Average rent in Wales rose by 6.1% in 2014 to £666 per calendar month (pcm), the second highest annual increase in rent after Greater London. While the UK average rent is considerably higher, at £836pcm, it increased by just 2% over the same period.
In Cardiff, rent has risen even more steeply, and our average rent in the 12 months from June 2014 was £992pcm – up 9.5% on the year before!
Our director, Barrie James, attributed our high performance to not only high demand, but also realistic valuations, excellent staff knowledge, acting fast on leads, and a successful 2013 rebrand.
"Demand far outstrips supply in Cardiff, it's true. Yet over the past 12–18 months, we've also made considerable efforts to ensure our staff are fully knowledgeable in every aspect of the property industry, and this extensive training has been to the benefit of all our customers," said Barrie James.
"I attribute a large part of our success to our extensive company re-brand in 2013, which has seen us attract a higher standard and number of clientele than ever before. Plus, we make the most out of each and every lead that comes into us. We have a database of pre-qualified tenants ready and waiting to move, and they are notified within minutes of us taking on a property suitable to their requirements."
