Turn a 4-bed let into a 5-bed let

Have you ever wondered how you could create an extra bedroom in your buy-to-let investment without building an extension?

We recently visited a house where, due to HMO licensing reasons, the landlord had been required to install a second toilet in the property.

His current letting agent advised him that due to demand for five-bedroom houses being on the decline (something which isn't true), he should turn the ground floor middle bedroom into a full bathroom, thereby reducing his investment to a four-bed and going way beyond the Council's requirements.

When we inspected, it was clear that the second toilet would have easily fitted underneath the stairs. Alternatively, the first floor bedroom is huge, so could have been reduced in size to accommodate the extra toilet or, if desired, a second full bathroom. Both suggestions would have meant the landlord retained his five-bed let and, more importantly, maximum income.

Suffice to say, the landlord has taken our advice on-board and is arranging for the required remedial work to be carried out.
