Turning a three-bed let into a four-bed let, generating an extra £300 per month

We recently met a landlord client at her rented property in the Heath. Currently let to three students, she wanted our advice on how to create a fourth bedroom without adding an extension.

As it stands, the lounge is situated at the front of the house and there's a kitchen plus utility room at the back. Our Property Advisor, Helen, suggested knocking the kitchen and utility room into one to create an open-plan kitchen/lounge, allowing the front room to be turned into a fourth bedroom.
 
We gave the landlord an estimate of £15k to carry out the work, which included making the kitchen a bit smaller as the existing one would have been too big for the new, open-plan layout.
 
Currently let for £900 (£300 x 3) per month, we’ve already secured tenants for the 2016/17 academic year at £1,200 (£300 x 4) per month.
