How important do you consider a floorplan to be? Whether you're looking to purchase or to rent a property, it is normal to be interested in knowing the general layout of a flat or house before you arrange a viewing, because often a floorplan can give you a much better idea of the space and ratio of a property, something which you may not fully get from looking at pictures.
However, if you’re a landlord, you may forget how useful a floorplan can be in helping you let your property to eager tenants. A recent study has shown just how impactful a floorplan can be in helping landlords let their properties.
Metropix, a company that deals in floorplans for rental properties has noticed a surge in the number of property listings including a floorplan in the last 3 years. These statistics have been confirmed in separate figures gathered by Mouseprice, a property information website. These figures show that between 2012 and 2015 there was a 182% growth in the number of property listings that included a house plan. In June 2012 only 5.71% of property listings showed a floorplan, which increased to 16.08% of all listing in June 2015.
According to research by Rightmove, when searching for a property, tenants have said that floorplans are the second most important factor when it comes to deciding whether or not they view a property. This means that for tenants a floorplan is more important than a property’s main image and a summary of what it has to offer, while the only thing that tenants find more important than a floorplan is a selection of images of the property. By providing tenants with both a floorplan and a good range of quality pictures of the property they can get a better feel for that house or flat, suggesting that their interest in a property is more genuine than a potential client who would have seen only a couple of images. By providing tenants with all the information they could possibly need about a property before they even arrange a viewing, when they do require one it is clear their interest is based on more than just curiosity or a need to pick somewhere to live in a hurry. After all, it makes sense to show floorplans when advertising a property for rent: if a tenant already knows that they want an open plan kitchen for instance, with a floorplan they can easily check if a property meets their requirements without needing to view it, which saves both the tenant and landlord or letting agent time.
