Interest and inflation rates are at their highest in 13 years, fuel and energy prices continue to skyrocket, and it's rare to visit a news website without seeing an article about a tenant struggling to make ends meet – having to choose between paying rent or putting food on the table. So I'm not surprised to be having an increasing number of conversations with concerned landlords, voicing their concerns about how all of this uncertainty will affect them, their business and the lettings industry on the whole.
For anyone looking to safeguard their income from the knock-on effects of the cost of living crisis, I have a simple solution to offer that's been extremely well received with a significant number of clients over the past 15 years. How do you like the sound of:
CPS Homes take on the role of your tenant, directly paying you rent for a contractual period (generally ranging from 1-5 years). We sub-let your home to carefully-selected, fully referenced, creditworthy tenants.
You'll receive your monthly payments on time, on the same day each month, even if an occupant is late paying or if the property is completely empty between tenancies.
We'll carry out regular inspections to ensure the property is being kept as well as you’d be keeping it if you were living there yourself. We manage the property fully throughout the contract – dealing with any requests or queries from the occupants, including any maintenance issues, though costs for repairs and compliance (e.g. gas/electrical/fire safety certification) will still be yours.
There are no set-up fees, no ongoing management fees and no inventory charges. In the unlikely instances of potential evictions or legal pursuits of unpaid rent, we'll manage this and cover any costs with minimal disruption to you.
There isn't one. 'A bird in the hand is worth two in the bush', as the saying goes, meaning it's better to have the security of regular, guaranteed income than to run the risk of there being void periods between tenancies with no income at all. This guarantee will cost you a little bit more than standard management, but it offers peace of mind and you won't pay letting/management/inspection fees, nor VAT, as it's all rolled into the service.
