Selling a home can be full of ups and downs with plenty of things to be aware of, regardless of whether you’ve sold several properties in the past or find yourself selling a home for the very first time. You can be faced with all types of different decisions and scenarios so it’s important to ensure you know the ins and outs of property selling so that you can make the best decisions for you and your situation while securing the best price for you.

Below you’ll find 5 important things that we believe you should remember when it comes to selling a house:

1. The first offer you receive may well be the best offer

Receiving a first offer on your property is exciting but it’s also a difficult situation to face - you have no idea what could be around the corner in terms of other offers, so you’re left with a decision to make. This can be a particularly difficult decision if the offer is a little below the price you’re hoping to hold out for. Should you decline the offer in hope of them increasing the offer or someone else coming in with a higher offer in the near future? Should you counteract their offer with a price you’re willing to accept? It’s a difficult decision! If you’re after a quick sale, accepting the first offer would certainly speed up the process of selling the house, but you still need to consider the buyer and their situation, the timing, and the property market in general when deciding. Speak with your estate agent to gain a better understanding on all of these things so that you can decide whether you feel the first offer you receive is fair or too low for your liking.

2. Those first impressions do count

We often describe first impressions as “kerb appeal” and trust us when we say that there are many times when it’s difficult for potential buyers to shake off their first impression, whether that’s good or bad. From the moment a buyer arrives at the front of the property for a viewing they will be judging and quickly forming their first impression. As soon as they step inside, this continues, and you want to make sure your home is dressed to impress. Staging your home in a way that it’s best attributes are shown off and allowing viewers to envision themselves living there can make all the difference when they think back and compare the properties they have viewed.

3. Carry out those minor repairs

Another thing that can make all the difference is seeing to any small repairs that need doing before marketing your property and inviting buyers to view. If people spot a collection of repairs that need fixing while making their way around the home, they may start to wonder what else could be wrong with the property and worry about how much extra they might have to spend to sort everything out if they buy it. Whether it’s a dripping tap, loose door hinges, damaged windows, or cracked floor tiles,  dealing with all repair jobs before viewings will leave your house looking it’s best and minimises doubts that the property could be hiding more sinister problems.

4. Be flexible and accommodating to viewings

The majority of people lead busy lives meaning buyers will want to view properties at all different times. This can often mean buyers may request to view in the evenings and on weekends, and though it can be inconvenient, you really don’t want to be turning away viewings just because the particular day or time they’ve requested isn’t the most ideal for you. Keep yourself as flexible as possible so that you’re able to accept as many viewings as possible – the last thing you’d want is for a buyer to cancel a rescheduled viewing that you made them change because they’ve found a suitable house elsewhere during that time.

5. Be fair with your asking price

When deciding on an asking price while getting your property ready for marketing, think about the current market trends in your local area and consider the prices of other similar properties so that you can set a fair asking price for both yourself and buyers. The location of your home will be a big factor in its overall value, so if properties are selling for higher or lower than the price you’re thinking, you may want to consider raising or lowering your asking price. Setting the bar too high could tempt away potential buyers from even considering the property and leave you with no interest month after month, whereas setting the bar too low could see you leaving a lot of money on the table.
