Landlords who haven’t appointed a managing agent legally require a Rent Smart Wales landlord licence in order to self-manage their property. In order to get this licence, they must first complete approved training. The same is true of both when renewing a licence every 5 years, with training now required on the new Renting Homes (Wales) Act.

The cost of this to landlords is at least £200 – often more if not renewing as an ‘earlybird’ – plus time and effort to complete the application form and training.

The Rent Smart Wales costs you need to know about as a landlord on Wales are:

Registration

  • £45 online or £84 via paper
  • Registration is valid for 5 years and upon expiry, renewing a registration costs £36 (online) or £67.20 (paper).                                           

Licence - None of the below costs apply to landlords using CPS Homes to manage

  • £187 (online) or £223 (paper)
  • A licence is valid for 5 years. Renewing a licence costs £168 if renewing early or £187 if later (online), or £201 if renewing early or £223 if later (paper). If important new legislation has been released or updated since being granted the current licence, landlords (or their managing agent) may need to do additional training before being granted a new licence.

Training (Doesn't apply to landlords using CPS Homes to manage)

  • A 6.5-hour in-person course costing £100 or a 5-hour online course costing £30
