Is your rental property being under-priced?

Here at CPS Homes we regularly monitor and compare rental prices in the neighbourhoods where our managed landlord clients have invested. With the student lettings season in full swing, I’ve noticed that a substantial number of properties, particularly HMOs, are currently being under-priced in today's market.

Whether they’re being undervalued to start with, or rents are not being reviewed regularly and effectively, or a combination of both, I know there's a clear opportunity for these properties to be earning more for the landlords.

We regularly have new clients tell us we’ve let their properties quickly and at significantly higher rents compared to their previous agents. Whether you use an agent or self-manage, it's always a good idea to have a second opinion on the amount you’re currently charging.

Getting the absolute most from your investment

When I talk to landlords who have questions about the rent they’ve got their properties listed at, on a valuation it often turns out that their homes often have untapped potential too. When harnessed effectively and marketing is at its very best, that potential will attract even more interest and lead to increased profits. There are a number of strategies you can utilise to achieve this, beyond just raising the rent and hoping for the best.
