Albany Road in Roath is home to pretty much all of the biggest estate agents in Cardiff, including us.
If you’re thinking about renting your property this winter, you could do a whole lot worse than letting CPS Homes find tenants for you.
Across our three Cardiff branches covering the length and breadth of our capital city, we’re sourcing tenants at an unprecedented rate. We've worked out that, on average, we secure tenants within six days of being asked to market a property, leaving landlords safe in the knowledge that their house or flat won’t be empty for long.
We recently reported a 50% increase in the number of properties we let throughout the summer, and a similar pattern has followed through to the back end of the year.
Bradley Young, our Cardiff Bay Branch Manager, said: “The demand for rented accommodation is far outstripping the supply, so we’re at a stage whereby we’re urging landlords to put their house or flat on the market with us because we know we’ll find them tenants within days.”
“A void property is good to no-one. The landlord is losing out on income – in fact it costs them because they end up paying the council tax for the time in which it’s empty – and all the while there are plenty of prospective tenants ready and waiting to move in”, Bradley continued.
And it’s not just our Cardiff Bay branch that has seen these results. Rhys Owen, who manages our Woodville Road branch, said: “We released our 2014/2015 student housing lists at the beginning of November and we've already let far more than we had at this stage last year.”
“Looking at the number of enquiries we had at different stages last year, we expect things to carry on in much the same way until the students go home for Christmas, then it’ll pick back up when they return to Cardiff in mid-January”, Rhys concluded.
If your buy-to-let is currently empty or is due to become so shortly, there’s no better time to instruct us to find tenants on your behalf. Give us a call or fill in our online valuation form to allow us to get in touch with you.
